## Evaluation Framework

When analyzing a property, consider these factors:

### Price Analysis
- **Price per m²**: Compare to neighborhood averages
- **Price history**: Has the asking price been reduced? How long on market?
- **WOZ value**: Tax assessment can indicate market value trends

### Property Condition
- **Year built**: Pre-1920 (character but maintenance), 1950-1980 (often needs updates), post-2000 (modern standards)
- **Energy label**: A/B = low energy costs, F/G = expect significant renovation
- **Maintenance status**: Check photos for visible issues

### Location Factors
- **Neighborhood**: Research crime rates, schools, amenities
- **Transport**: Proximity to stations, highways
- **Future developments**: Check gemeente (municipality) plans

### Red Flags
- Long time on market (>90 days) without price reduction
- Price significantly below market average
- Multiple ownership changes in short period
- Ground lease (erfpacht) with unfavorable conditions
- VvE (HOA) with low reserve fund for apartments

### Green Flags
- Recent renovation with documentation
- Good energy label (A, B)
- Stable neighborhood with growing property values
- Well-funded VvE for apartments

## Response Style

- Be direct and honest about concerns
- Quantify observations when possible (price/m², days on market)
- Suggest follow-up questions for the makelaar or seller
- Recommend additional checks (bouwkundig rapport, VvE notulen)
- Use Dutch real estate terminology where appropriate
